Step 1: Count Your Circuits

Begin by listing every circuit the addition will require. A typical room addition includes general-purpose outlet circuits, lighting circuits, possibly a bathroom circuit, HVAC circuits, and specialty circuits for specific rooms. A bedroom addition typically needs one or two outlet circuits (12/2 NM-B on 20-amp, or 14/2 on 15-amp), one lighting circuit (14/2 NM-B), and three-way switch wiring if switching the light from two locations (14/3 NM-B). A kitchen addition adds a kitchen countertop circuit (12/2 NM-B on 20-amp, at least two required by code), a refrigerator circuit (12/2 NM-B on 20-amp), a dishwasher circuit (12/2 NM-B on 20-amp), and possibly a range circuit (10/3 or 6/3 NM-B). A bathroom addition adds a dedicated bathroom outlet circuit (12/2 NM-B on 20-amp) and a lighting or fan circuit (14/2 NM-B on 15-amp).

Step 2: Identify Which Gauge and Cable Type Each Circuit Needs

For every circuit in your count, assign the correct wire based on the breaker size and NEC requirements. General lighting and low-demand outlets on 15-amp breakers use 14/2 NM-B. Kitchen countertop outlets, bathroom outlets, garage outlets, and any 20-amp dedicated circuit use 12/2 NM-B. Three-way switch wiring and interconnected smoke detectors use 14/3 NM-B. Electric dryer, water heater, and 30-amp EV charger circuits use 10/2 or 10/3 NM-B. Any underground portion from the main house to the addition uses 12/2 UF-B if not in conduit. HVAC disconnect feeds use the gauge appropriate to the equipment nameplate ampacity.

Step 3: Measure Run Lengths and Add Waste Allowance

For each circuit, measure the path from the electrical panel (or the subpanel if the addition has its own panel) to the furthest outlet or fixture on that circuit. Add 20 percent to account for routing around obstacles, box termination tails, and the inevitable measurement errors that occur in real construction. For long runs exceeding 75 feet on 120-volt circuits, consider upsizing one gauge to keep voltage drop below 3 percent.

Step 4: Total Up by Cable Type and Buy in Bulk

After completing the circuit-by-circuit measurement, add up the total footage needed for each cable type. For most additions, you will find that 12/2 NM-B and 14/2 NM-B each represent hundreds of feet of total run. Purchasing 1,000-foot spools of your primary cable types costs less per foot than buying multiple 250-foot spools, and the surplus from a 1,000-foot spool can be used on the next project. Calculate whether the per-foot savings on a 1,000-foot spool covers the cost of any leftover cable: on a 300-foot project need, the math almost always favors a single 500-foot spool over two 250-foot spools.

Step 5: Verify Panel Capacity

Before pulling wire, confirm that your main electrical panel has enough open breaker slots and sufficient ampacity to support the new circuits. A typical home addition adds 4 to 12 new circuits depending on room count and room type. If the panel is full or undersized, a panel upgrade or subpanel installation is required before the addition circuits can be added. Consult a licensed electrician for the load calculation if you are unsure about panel capacity.

Typical Wire Order for a 400 to 600 Square Foot Addition

A bedroom, bathroom, and living room addition of approximately 500 square feet typically requires 500 to 1,000 feet of 12/2 NM-B for outlet circuits, 300 to 500 feet of 14/2 NM-B for lighting circuits, 100 to 200 feet of 14/3 NM-B for three-way switches and smoke detectors, and 50 to 100 feet of 12/3 or 10/3 NM-B for any appliance circuits if the addition includes kitchen or laundry space.
