Basement Wiring: Wire Types for Finished and Unfinished Spaces

Wiring a basement involves different wire types depending on whether the space is finished with drywall or left open, and whether the wiring runs along wood framing or concrete masonry walls. Getting the right cable type for each portion of a basement project prevents inspection failures and ensures a safe, professional installation. Here is a room-by-room and condition-by-condition guide to basement wire selection.

Unfinished Basement: Exposed Ceiling Runs

In an unfinished basement where joists and framing are exposed, NM-B cable is permitted by the NEC when it is run through bored holes in framing members and is not subject to physical damage. However, NM-B stapled along the surface of exposed joists or running in open air across the basement ceiling is technically not permitted in many jurisdictions because it is considered subject to physical damage in an unfinished space where ladders, pipes, and stored items are common.

MC (Metal Clad) cable is the preferred solution for exposed basement ceiling runs. The interlocking metal armor jacket protects conductors from physical damage, rodent gnawing, and accidental impact. MC cable does not require conduit in exposed locations, installs quickly with MC cable connectors and staples, and is accepted by virtually every jurisdiction for exposed basement applications. For a 20-amp circuit (the code minimum for basement outlets), use 12/2 MC cable. For 15-amp lighting circuits, use 14/2 MC cable.

Finished Basement: Wiring Through Framed Walls

When a basement is being finished with stud walls and drywall, NM-B is the standard cable type. Run 12/2 NM-B through drilled holes in the studs for outlet circuits and 14/2 NM-B for lighting circuits before the drywall is installed. This is identical to standard above-grade residential wiring. Treat each finished basement room as any other room in the house: 20-amp circuits with 12/2 NM-B for outlets, 15-amp circuits with 14/2 NM-B for lighting, and 14/3 NM-B for any three-way switch configurations.

Concrete and Masonry Walls: Conduit with THHN

Running wire directly on concrete or masonry basement walls requires conduit because NM-B and MC cable cannot be surface-mounted on concrete without the physical protection of a raceway. PVC Schedule 40 conduit with individual THHN/THWN-2 conductors is the standard approach for surface-mounted conduit on concrete walls. EMT (electrical metallic tubing) is also accepted and provides more physical protection than PVC but requires more careful installation to avoid corrosion in damp basement environments. Use 12 AWG THHN for 20-amp circuits and 14 AWG THHN for 15-amp circuits.

GFCI Requirements for Basement Outlets

The NEC requires GFCI protection for all 15-amp and 20-amp, 125-volt receptacles installed in unfinished portions of basements. This requirement does not apply to finished basement spaces that are used as habitable living areas (bedrooms, family rooms, home offices), but many electricians and inspectors apply GFCI protection throughout the entire basement as a best practice. Confirm with your local building department whether GFCI is required throughout or only in unfinished sections.

Egress Window and Emergency Circuits

If a finished basement includes a sleeping room, egress windows and additional smoke detector wiring are required. The smoke detector circuit uses 14/2 NM-B for power and 14/3 NM-B to interconnect with the detectors on upper floors. Any bedroom in the finished basement also requires arc-fault circuit interrupter (AFCI) protection on outlet circuits in most current NEC editions.

Subpanel Considerations

A large basement finishing project that adds 8 or more circuits may benefit from a dedicated subpanel in the basement rather than running individual circuits from the main panel on another floor. A 60-amp to 100-amp subpanel fed with SER cable or THHN in conduit from the main panel provides a local distribution point, reduces wire run lengths to individual circuits, and simplifies future circuit additions.
